Terms of Service
Effective 22 October 2026
The service
Innkeep is cloud property-management software for independent motels, provided on a month-to-month subscription at the price published on the Pricing page at the time of billing ($159/month standard; $119/month locked for life for the first 20 founding motels). No setup fee and no per-room fees apply. Prices are before any sales tax that applies to software where the customer is located; where it applies, it is added to the bill.
Your own booking page
If a motel uses its Innkeep booking page, Innkeep charges 5% of what each stay that page books brings in — the room, and any extras the guest buys there. When the page takes the guest's payment online, Innkeep's 5% is taken from that payment; otherwise it is charged once the stay has closed. Tax is never included.
No contract term; cancellation
Either side may cancel at any time. A customer cancels by emailing innkeepsupport@gmail.com; nothing more is needed. Service continues to the end of the paid month. On cancellation, the customer may export its property data, and Innkeep will make exports available for a reasonable period stated at cancellation.
Payments processing
Card processing is provided by Stripe today, and by FD Merchant Services as a choice once it is connected, under that processor's own terms and pricing, which are separate from Innkeep's subscription. Innkeep is not a payment processor.
Customer data and responsibilities
The customer motel owns its property and guest data and is responsible for the accuracy of what it enters, for lawful collection and use of guest and employee information (including ID scans and employment paperwork created with InnCompliance), and for its own compliance with applicable law. InnCompliance organises paperwork and is not legal, tax or HR advice.
Acceptable use
Customers may not use Innkeep to violate law, infringe rights, or attempt to access another property's data. Each property's data is isolated; unauthorised access attempts may result in suspension.
Availability
Innkeep is provided as a cloud service with nightly backups. We work to keep the service available and correct, but the service is provided “as is” without warranties beyond those that cannot be excluded by law, and interruptions may occur.
Liability
To the extent permitted by law, Innkeep's liability arising from the service is limited to the subscription fees paid for the three months before the claim. Nothing in these terms limits liability that cannot be limited by law.
Pricing changes
Standard pricing changes, if any, apply prospectively on at least 30 days' notice. Founding $119 pricing is locked for the life of that customer's continuous subscription.
